Caso contr\u00e1rio, solicitar\u00e1 um pagamento suplementar.<\/p>\n<p>O montante dos encargos cobrados pelo senhorio deve ser justificado.<\/p>\n<h3>Despesas recuper\u00e1veis inclu\u00eddas no c\u00e1lculo<\/h3>\n<p>Em primeiro lugar, \u00e9 essencial introduzir as despesas recuper\u00e1veis na sec\u00e7\u00e3o &#8220;Finan\u00e7as&#8221;. Para o efeito, adicione uma ou mais despesas do tipo &#8220;Encargo recuper\u00e1vel&#8221;.<\/p>\n<p>Ao criar uma despesa recuper\u00e1vel, tem a op\u00e7\u00e3o de introduzir os seguintes elementos:<\/p>\n<ul>\n<li><strong>Montante a recuperar do locat\u00e1rio,<\/strong><\/li>\n<li><strong>Per\u00edodo,<\/strong><\/li>\n<li><strong>Regras de reparti\u00e7\u00e3o <\/strong>(se tiver configurado regras de reparti\u00e7\u00e3o espec\u00edficas nos seus edif\u00edcios)<\/li>\n<\/ul>\n<p>As regras de reparti\u00e7\u00e3o definidas para cada edif\u00edcio s\u00e3o usadas no c\u00e1lculo do ajuste de encargos. As despesas comuns associadas a um edif\u00edcio s\u00e3o divididas e tidas em conta no c\u00e1lculo, utilizando estas regras.<\/p>\n<p>Eis a lista de despesas que s\u00e3o tidas em conta no c\u00e1lculo:<\/p>\n<ul>\n<li>Faturas de servi\u00e7os p\u00fablicos<\/li>\n<li>Manuten\u00e7\u00e3o geral<\/li>\n<li>Manuten\u00e7\u00e3o do espa\u00e7o comum<\/li>\n<li>Jardinagem<\/li>\n<li>Amenidades<\/li>\n<li>Seguran\u00e7a<\/li>\n<\/ul>\n<h3>Receitas inclu\u00eddas no c\u00e1lculo<\/h3>\n<p>Segue-se a lista de receitas que s\u00e3o tidas em conta na reconcilia\u00e7\u00e3o:<\/p>\n<ul>\n<li>As <strong>taxas de servi\u00e7o<\/strong> indicadas na <strong>receita do tipo arrendamento<\/strong><\/li>\n<li><strong>Receita do tipo taxa de servi\u00e7o do locat\u00e1rio<\/strong><\/li>\n<\/ul>\n<h3>Como calcular a reconcilia\u00e7\u00e3o das taxas de servi\u00e7o?<\/h3>\n<p>Para efetuar um ajustamento preciso dos encargos, \u00e9 fundamental introduzir com precis\u00e3o, para cada despesa &#8220;encargos recuper\u00e1veis&#8221;, o montante recuper\u00e1vel, o per\u00edodo, bem como o im\u00f3vel ou o arrendamento associado.<\/p>\n<p>Se o im\u00f3vel estiver num condom\u00ednio e quando receber o extrato final das contas anuais, incluindo o montante das taxas de servi\u00e7o, crie uma nova despesa do tipo &#8220;Gest\u00e3o do im\u00f3vel: contas finais: recuper\u00e1vel\/taxas de servi\u00e7o&#8221; e indique o montante recuper\u00e1vel. Se j\u00e1 registou as taxas de servi\u00e7o durante o ano, assinale a caixa &#8220;montante apenas para informa\u00e7\u00e3o&#8221; para evitar duplica\u00e7\u00f5es com estas na sec\u00e7\u00e3o &#8220;Finan\u00e7as&#8221;.<\/p>\n<p>Para efetuar uma reconcilia\u00e7\u00e3o das taxas de servi\u00e7o:<\/p>\n<ol>\n<li>Aceda \u00e0 sec\u00e7\u00e3o &#8220;Ferramentas&#8221; e selecione &#8220;Reconcilia\u00e7\u00e3o de despesas&#8221; (no menu principal \u00e0 esquerda), ou utilize as a\u00e7\u00f5es dispon\u00edveis \u00e0 direita na sec\u00e7\u00e3o &#8220;Arrendamentos&#8221;.<\/li>\n<li>Introduza o per\u00edodo e clique em &#8220;Continuar&#8221;.<\/li>\n<li>No passo seguinte, verifique o montante e os detalhes da reconcilia\u00e7\u00e3o e clique no bot\u00e3o &#8220;Confirmar&#8221;.<\/li>\n<li>A reconcilia\u00e7\u00e3o, incluindo o montante e um documento detalhando as opera\u00e7\u00f5es, ser\u00e1 registada na base de dados e ser\u00e1 exibida na sec\u00e7\u00e3o &#8220;Finan\u00e7as&#8221;.<\/li>\n<\/ol>\n<p>O site tem em conta as taxas de servi\u00e7o pagas pelo inquilino (montante indicado no contrato de arrendamento) para o per\u00edodo selecionado, bem como as taxas recuper\u00e1veis cujos montantes foram introduzidos na sec\u00e7\u00e3o &#8220;Finan\u00e7as&#8221;. Em seguida, calcula a diferen\u00e7a e cria uma receita ou uma despesa em fun\u00e7\u00e3o do resultado obtido.<\/p>\n<p>Importante!<\/p>\n<div class=\"alert alert-info\">\n<p>Para poder conciliar as despesas corretamente, certifique-se de que as despesas s\u00e3o registadas corretamente: estas devem ser do tipo <strong>Recuper\u00e1vel<\/strong>. Deve verificar o valor, o per\u00edodo, a propriedade e o arrendamento em quest\u00e3o.<\/p>\n<p>Exemplo<\/p>\n<p>O inquilino paga 50 euros de encargos mensais; valor total para 2019 (12 meses x 50 euros) de despesas = 600 euros.<\/p>\n<p>Para 2019, em Finan\u00e7as, voc\u00ea criou uma despesa recuper\u00e1vel de 700 euros.<\/p>\n<p>Assim, o site calcula a diferen\u00e7a entre as despesas pagas pelo locat\u00e1rio e as despesas reais pagas em 2019 pelo locador e vai somar uma receita de 100 euros (a ser paga pelo locat\u00e1rio).<\/p>\n<p>Para editar o valor em caso de erro ou outro, clique no \u00edcone &#8220;Editar&#8221; na sec\u00e7\u00e3o Finan\u00e7as e corrija o valor.<\/p>\n<p>Em caso de erro, apague a linha gerada em Finan\u00e7as e repita os c\u00e1lculos.<\/p>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Ap\u00f3s a reconcilia\u00e7\u00e3o, o sistema gera uma entrada na sec\u00e7\u00e3o Finan\u00e7as que pode ser (dependendo do resultado): Uma Receita, se o locat\u00e1rio pagou menos (\u00e9 poss\u00edvel reclamar a diferen\u00e7a), Uma Despesa, se as despesas foram inferiores ao montante previsto pelos locat\u00e1rios.
